Be careful who you listen to on the internet, public forums have no test required before someone can post something and RE is really for extroverts which means many will post implying expertise while not having a clue.

I thought the podcast had been removed.The short of it, the information given implies doing things that are extremely predatory and illegal.

In one training that I attended specifically focused on landlording, the trainer (who manages lots of units) indicated that whenever he started to evict somebody, he wanted to be sure he had grounds to carry out the eviction to COMPLETION - bad blood develops with an eviction filing, and the tenant develops a chip on their shoulder you might have to now deal with.

As a male (as your name implies) you may be able to exploit some gender bias due to most closers being female, however, my experience has been that generally women are often more effective closers due to their natural ability to multitask.  

Were you implying your realtor wanted you to put new cabinets in so he could earn an extra 3% on the difference if you didn't have cabinets?

Lol I hadn't meant to imply that others wouldn't have a "due on sale" in their contracts.
