It's a very generalized rule that doesn't work in allot of markets. 50% rule...Somehow this rule seems to run much truer and while it's definitely not exact science, it's a great tool to let you quickly estimate if a deal is worth looking into harder.

That beings said, since so few understand the mechanics of vacation rentals in this area specifically, those that do are throwing off great numbers and buying property after property.There is a science to it but it's not rocket :) My success comes from helping others succeed so if you have questions feel free to msg.

the trick is to market it well and be patient enough to find the right buyer, because not all people value properties the same way (Person B may be willing to pay 5x more for the same property than Person A - pricing raw land definitely ISN'T an exact science).

Basically, my impression so far is that property management isn't rocket science but whenever you're dealing with a variety of people it does take some skill to keep everyone happy, its much more a job that requires getting a list of jobs done each month and doing them correctly, as well as a business where I'd want to hire some people who are good at detail work, as there would be a lot of paperwork and recordkeeping involved and that's got to be well organized and someone needs to make sure that all of the various details are covered 100%.

A lot of people have questions a long those lines about probate mailings and direct mail in generaalThis is what you should do....get the newspaper in your area and read the obituaries....and...no...Im jk....NEVER do thatThere is no direct science in determining when you should or should not mail.
