I like the concept of real estate being able to control a tangible asset that can have multiple sources of profit where as stocks is slightly above gambling.

As for the relatively small gamble for the cost of engineer's report and the wait time, that is what I'm really trying to decide rather it is worth it or not.

Nor does the mortgage company want to gamble on whether or not the borrower will have sufficient funds to pay when do.  

You could gamble that all your properties will sell within that first 180 days and go ahead an just name your large MF property as your replacement.  

Sometimes its the gamble you have to take.

Appreciation (over a 3-4 year period) is speculation and no different than gambling.  

Most people have put in real last names to give an aura of authenticity.. just friendly advice.There are so many ways of doing this, but based on your situation, I assume you are able to qualify for a mortgage.

Competition is high, and consequences of making a mistake seem low.I'd love to see the statistics of how many people move to the Bay Area without having first secured a job, because--although I'm not a gambling man--I'd wager that the majority move there simply assuming that they will find a job.
