The better salesperson will almost always be more successful then one who just can't sell their way out of a paper bag  :)

This might include offering cash for keys and providing moving boxes/bags.

You are to show up with help (and garbage bags....bring lots of garbage bags) and in my county the Marshal will allow you 45 minutes to clear out the place.   

Buy a couple of boxes of black plastic garbage bags, some simple cookware and eating utensiles, and a lock your bedroom door.Then this is what I suggest: Instead of washing their filth, bag it in garbage bags and throw it out.

McDonald's won't even accept an "I'm a Big Thinker" card for a bag of McDonaldland Cookies!

In the past, we have even offered moving boxes (including wardrobe boxes), 3 mil thick garbage bags and paid for disposal of the garbage, and even a couple of moving guys and a u-haul truck with driver.

Charging for clean up will be tossed out  of court unless you have photo's of furniture left behind and 40 bags of trash. 

It's pretty cut and dry, but it works and now he's worth enough to buy every man, woman, and child a nice sandwich and a bag of chips. 19.7% annualized gain in book value isn't as sexy as day trading, but BRK/A just closed at 190,500 a share!
