So, I am using turbotax in preparing our taxes and wife and I live in a community property tax state.

I am using a credit union on my current purchase and so far they have been OK.I have been focused on Warwick/Cornwall school districts to date. 

But on other projects, partner with ABC LLC where I have direct involvement and am using my personal funds?

@Don Harris  its kind of amusing I had never been on any kind of chat room or Forum  other than my Cirrus owners and pilots forum.. and that is pretty much tell it like it is , and how not to kill yourself.. and of course you have some great knowledge on that site for mid time pilots like myself 750 to 1000 hours.

Long story short, I have a connection who is open to selling some of their multifamily properties (they have a big portfolio) and although I am used to doing more value add investment these are all a lot more turnkey, which is probably a plus for the family and they have nice finishes.One concern is that rents in parts of Boston have dropped 12% and I have seen individual rentals going for way under asking.

For cellphone number on iPhone I have been happy so far with MySudo app.But for landlines, I am using a VoIP SIP provider and a SIP phone.

I am using hard money to purchase, and set up an LLC so I could get the loan.

The following may or may not apply to your situation, but I am using it as an example to illustrate that you may not be withing your right to simply change the locks.In California, entry by landlord is restricted to: To respond to an emergency that threatens life or property.To make repairs or alterations that are necessary or that you have agreed to.To show the place to potential buyers, tenants, or repair workers.If you have given permission to enter.If you have abandoned the premises, or your landlord has obtained a court order.The correct way to proceed would be to notice the tenant and document that the tenant refuses to comply with your lease regarding the locks.

I guess my post was more of a musing/observation.
