We're talking about REOs and I've never seen an REO contract that doesn't say that the buyer has a right to terminate if the seller can't provide clear title.Of course, as Ned points out, if there is an REO addendum out there that requires buyers to buy without clear title, that's clearly an abuse and I'd be the first to start boycotting that bank.

I've had them fail in my personal residence after a year,  so I know their not being abused)The stove issue is appealable (especially with it specified in the lease), and if I recall all back rent is paid by sec 8 once the home issues are resolved.

Although I have seen instances were a seller kept the buyers money and never paid the bank.. and the sub too buyer did not realize this until they got a notice of default.Now in this case with AITD in CA the law allows you to cure and wipe out any seller equity they may have.Sub too is an advanced strategy highly risky for sellers and one that needs to be thought through.. what I see on BP is beginners with little capital to invest or reserves try to do this because of the thought of no money or very little out of pocket and  a loan that is not in their name or fico.so this leads the least knowledgable and experienced investor into what can be a complicated transaction and Frankly a lot of sellers in this model get totally abused and hosed and do not realize the danger they put themselves into until its too late.

I am not trying to scare you off, just you need to budget for them.As others have stated you need to plan for abuse, but I would say that in any low income rental.

Remember lower price per door is usually lower quality tenant with area and property tends to need more ongoing work as it gets abused more.
