If the market has gone up $50/month,w e'd raise rent $25.It's whatever you want to do, just make sure it is defendable if you raise rent for seem tenants and not others.

Remember if the tenants have been in there a while, what type of maintenance will be needed to get the unit ready to rent again.Take your numbers for expenses using theirs as a guide, but you need to be realistic and be able to defend your assumptions.
