Historically, everything would go to that seller before they defended title.

I search by date and the list shows me plaintiff, defendant, and type of hearing.

If the market has gone up $50/month,w e'd raise rent $25.It's whatever you want to do, just make sure it is defendable if you raise rent for seem tenants and not others.

However any insurance company would work to limit their defense costs by settling if they thought it could cost them more in the long run to defend it. 

Briyanna, have you looked into Champions or Acable Agent?

Remember if the tenants have been in there a while, what type of maintenance will be needed to get the unit ready to rent again.Take your numbers for expenses using theirs as a guide, but you need to be realistic and be able to defend your assumptions.

If they mess up something that leads to a lawsuit, chances are they will be named as a defendant also and they will have their own insurance also.
