I would steer clear of any agent that makes this a prerequisite of doing business with them (they are getting referral fees). 

If there is limited empty land it might not be a terrible idea but if it does not have very much population growth then I would think that it would be a good idea to steer away from something like this.

@Nick Romano I think the comments are steering you in the right direction, as a local investor/ realtor in the north of boston area in today's market we often try to make a "bad" deal a good one.

But it will also steer you away from "finished" properties that may look nice to the untrained eye but are disasters underneath the drywall.Also, having a home inspectors license provides a second stream of income that can help you accumulate enough savings for a down payment on an investment property.

But what I really what to convey is, "I would like the financial independence your life provides you and is there any guidance, beyond the cliche, that you could provide to help steer me down that path?"

As far as the hard work I have no problem with that I am simply asking for advice to steer me in the right direction.
