It is just another barrier that can be overcome. 

A smart lender will factor in human nature into the equation and realize that skin in the game increases the borrowers incentive to get things done and to overcome obstacles.

The only form I don't see is one for buying subject-to existing financing, which could probably be overcome with a simple modification to the "assumption" clause in the seller financing form.
