It can grow thicker to where it will need a permit and cause other headaches, but we can monitor that and get rid of it before that happens, and that shouldn't be a problem for 2-5 years, maybe more.I prefer to get rid of it now so it's just one less thing to think about later.  

Essentially, the CL pushes a bunch of buttons, which the sponsor monitors checks and then acts.

All emissions were good except for the monitors, the guy had done some repairs and disconnected the battery and thus the reset procedures had to be taken.

The flood cert and flood monitoring fees are pretty typical and I don't think they can be negotiated (technically everything is negotiable though right?)

The water department in NE Ohio offers water usage monitoring of properties if you sign up online.  

In most cases, they have separate hot water heaters, so I could just monitor how much hot water is used per apartment and take that % of the entire bill, this will not be exact so may cause other issues.Any suggestions and ideally specific products for this or a company in South Jersey (Camden County) that does this would be great.ThanksDan   

I do have one tenant who tries to get "extra" repairs if I'm not there to monitor so I always go there. 

Having a good scope of work and proper monitoring of contractors following the plan and staying on budget is essential but only provides the outline for the expected not the daily unexpected that's the reality of rehabbing. 

All kidding aside, I use a MacBook Pro at my desk with a big LCD TV as a second monitor. 

We are monitoring who on the left is going to deserve payback, and it's going to be hell.
