He and I are super excited about this because together, based on his preapproval letter from my lender, we will buy 4 rent to own properties.The NOT So GoodI am kinda disappointed that even though we have made a TON of offers on HUD deals for FL and OH, none of our deals are getting accepted even after doing this for several months now.

What led to our starting the LLC and beginning the process of investing in real estate stemmed from our disappointment with rates of return in conventional investments.

I bet those who bought 30 years ago on Oahu, HI are surely not disappointed at their investments.

That would unfortunately lead to a lot of people being disappointed/angry at the dishonest real estate agents.

They enjoy our reading and discussion time and get disappointed when we have no time due to school activities.Don't cop out, do it yourself. 

The answer can be dependent on your market, but I would lean towards saving the MLS for afterwards for the reasons you outlined - if it's on the MLS people want to see it and are disappointed if they can't arrange a showing, and good photos get people out to the property. 

If you are looking to buy and hold for 30 years you are not going to be disappointed you bought a 1-4 unit rental property
