My biggest fear is that I've found a couple of owners looking to sell but not comfortable with crunching the numbers to determine if it's a good deal and making an offer to earn a  profit.

Anyone willing to help crunch the numbers for me? 

Is it crunching numbers?

After listening to the past few podcasts, crunching the finances, and getting the wife's approval, I feel like I'm ready to take action on buying a rental property.  

There are tons of amazing resources on BP to edcuate yourself in what to look out for in a deal and how to crunch the numbers etc.

The cabinets may be 30 years old, however I did not want to waste money if it wasn't necessary.Since we are now on a time crunch, I'm certain new would be best. 

For the contractor to give you a fairly accurate estimate/budget, he will need to crunch some numbers.

She also divulged that he said he was willing to discount estimated repairs needed if any found in the inspection.I believe his asking price and terms are fair but the numbers just don't crunch for our purposes.

You are not under a time crunch with no interest which gives you a lot of freedom and can do this thing right!

So they study and study and crunch numbers and read books and they talk to their wives, and years go by and they get the occasional comforting promotion and raise...and they don't do a damned thing, just talk about real estate investing and lurk in the forums and pop out occasionally to congratulate someone who looks like they're doing well.I'm 44 years old and I have multiple close friends just like this.
