More like $1.7m. closest i have seen is in Vegas  my kids neighbor's house is 3 to 3.5 mil and they rented it for 20k a month..

You get all the Airbnb listings in your area, filter by 30+ days and analyze the comps to see what's closest.

Then, call as many banks/credit unions as you possibly can and see who can get you closest to those terms.

In the meantime, here is a low-tech solution that is working very well for us:Find the closest bank to your park with decent online banking (we use Key Bank and Prosperity Bank for our parks). 

Put three in the yard of the property for sale (yes three), put four signs on the corners of the four closest major intersections surrounding the property, put four at each end of the street the property is located on, this should add up to 27 signs.

Long Beach will be the furthest of those 4 cities, about 20 miles south on some very heavily traveled freeways, and the closest cities in Riverside County will be about 35-40 miles due east, straight shot on Highway 10 (Santa Monica Freeway), which is also heavily traveled.If your friend is interested in flipping and is hands-on, i.e., at the work site daily either working or supervising, then yes, going to the Inland Empire every day is going to be a drag, but if that's where the deals are, that's where the money is.
