Have seen too many friends and family members acting irrationally as they are too afraid of "missing out" as the prices continue to climb. 

You now have to take the first tenant that knocks on the door or be sued by the city, they have imposed a "rich man's tax on people who are successful", if you solicit someone who is in foreclosure or *thinks* they may end up in foreclosure it is a "criminal act" and you could find yourself in court, they have reduced the number of automobile lanes to accommodate having more bicycle lanes (Seattle is *hills*, do you know how long it takes a bicycle to climb 1st hill in the rain in friday night traffic?

However, I am passionate about climbing mountains/snowboarding/mountain biking among other things and because of real estate I'm able to do these things on my schedule.

The reason our prices are high and many other areas are not is because California real estate values just keep climbing.     

I hesitate because the value just keeps climbing.

I worked 5am to 5pm outdoors for years until climbing higher into the company.

My market is steadily climbing with quality renters so I'm not too concerned about getting new tenants in after the vacancy happens but what I am worried about is the damage done to the newly renovated property and ensuing parties late at night to cause my life a living hell leading up to the end of lease. 

I worked in a factory, climbed telephone poles, and repo man in a mining town (Interesting situations-shoulda' been more Jim K sized).Then I somehow got involved with sales of large computers and enterprise software, which I did for 20 years and had my own software company for 25 years until I retired 5 years ago.
