Both the lenders and the community owners have gotten smarter and more aggressive, and the lenders that disappeared in the late 1990s and early 2000s leaving homes nearly abandoned, or altogether abandoned are long gone.New homes have also become more available at some very low price points.

LOL @ MarkI also like the ones on FB who call themselves Investor/Wholesaler/Short Sale Specialist/Internet Marketer/Social Media Expert/Blogger and who make about ten Youtube guru videos a week for about a month, before they disappear forever.

This does two things: 1) for the sellers, it is telling them that a COMPANY will be buying their house, not some unknown individual who might do something dishonest and then disappear.

They appeared fine under "quick reply", but the words disappeared when posted.

The hurt has most likely disappeared for the moment.Just my thought. 25 calls out of 100 sounds pretty good to me though.

In some areas of the USA, it seems like the people interested in buying homes are disappearing.

When I un-check it - it disappears.

Most of the defaults in all categories came from being over-leveraged against the equity and if it decreases and/or disappears a lot of the fine print on these loans allows them to be called if X, Y, or Z happens. 

Many contractors take your money and disappear.
