In my humble opinion, this property gets the dealer tax treatment, not capital gains tax treatment, and the rental income is ordinary income incidental to ownership.Just how I see it.

Welcome another lonnie Dealer awesome.Spent 5 year with Clayton homes and spent some time teaching folks the power of cashflow on used mobile homes owner financed notes...typical deal buy for 10K fix for 2K sell for 25-30K with 5K down and carry the balance on a 10 year note at 12%.I describe Mobile home notes like junk bonds you can repair.Awesome and welcome aboard I am very new to this site and hope to learn from you and others.I went to college in Denton

I was at the Ferrari dealer the other day just snooping.  175 to 350k... they also had Masteratis they are pretty cool for 75 to 95k...

Fix the units up and get tenants in who think they're a great deal and who have proven they can afford them.Sometimes it helps to think in terms of what a car dealer would do, for instance.

Unfortunately with drug dealers, they are most likely not going to stop, but they may try to be a little more discrete which hopefully buys you a little more time.

Even though I wanted her to stay because she paid on time, I found her to be very demanding (she did all sorts of bizarre things like claim the neighbors were drug dealers, stalking their activities, hassling others in the community, continuous repairs - I have other properties and no one is as high maintenance as her) and I was upset at the state of my newly rehabbed place.
