Anyone know a good dealer?

In my humble opinion, this property gets the dealer tax treatment, not capital gains tax treatment, and the rental income is ordinary income incidental to ownership.Just how I see it.

Also now that I think of it, now-a-days Car Dealers DO have you fill out a FULL credit application before hand.

I was at the Ferrari dealer the other day just snooping.  175 to 350k... they also had Masteratis they are pretty cool for 75 to 95k...  

Fix the units up and get tenants in who think they're a great deal and who have proven they can afford them.Sometimes it helps to think in terms of what a car dealer would do, for instance.  

Unfortunately with drug dealers, they are most likely not going to stop, but they may try to be a little more discrete which hopefully buys you a little more time. 

Even though I wanted her to stay because she paid on time, I found her to be very demanding (she did all sorts of bizarre things like claim the neighbors were drug dealers, stalking their activities, hassling others in the community, continuous repairs - I have other properties and no one is as high maintenance as her) and I was upset at the state of my newly rehabbed place.

In other words, it asserts, landlords could be breaking the law when they refuse to rent to black ex-cons with long rap sheets — even if they have no intention of discriminating — because such a policy would likely have a disproportionate impact on them.So now landlords, real estate agents and property managers will think twice before turning away drug dealers and thieves, even rapists, who are members of this “protected class” — even though barring high-risk tenants serves a legitimate, nondiscriminatory purpose.This puts landlords in a terrible legal bind.To protect themselves from federal action, they would be wise to avoid even inquiring about the criminal records of prospective tenants.

Have the police test it (the area if tenants removed it by now)file a reportask about witness protection (who knows what dealers are capable of!)
