I always did the same tub surrounds, white subway tile, I used various patterns but still, plain cheap white subway tile and with accent pieces of whatever color/style theme I did rest of home, often matchy-matchy to kitchens.

If you go with some stone, I'd get rid of the landscape timbers along the house and build a stone planter.I'd also carry the planter theme out on the front parking lot, not very high, maybe just a foot, kinda like a free form swimming pool shape, and landscape the inside.

If so charge a fee to enter the hunting preserve.Plant trees along the shores and down some in the water to make fish hiding spots for anglers.Sponsor drag-boat races once a month.Rental pedal boats, call it courtship lake and have a wedding venue for rent with a view of the lake.Sell it to the YMCA to use as a summer swimming camp.If you own the land adjacent, build on that.Easier fish to fry than this project.Just my 2 cents...

So in that theme I have outlined a few 'options' to how we could structure our opportunity to work together and or partner.I've scoured the depths of Bigger Pockets and I think I have determined these 3 may be the the 3 different formats that we all (bigger pockets) identify as the most used structures. 

The yellow walls kill me LOLWould you recommend a "western" themed design since we are out West or some things more neutral but trendy?

An outstanding private resort stay with a themed game room that has a cinema projector, pacman mural, 3 arcade machines with 100's of old school games available.

I think some STR with a Jim Morrison theme would go over well. 

Sounds like a common theme isn't as much as making the best choice in a stock or fund now, rather just make sure that I am always present.
