For me, I run 21 units on a tight ship.

With this design, I simply took feedback from the last one and quickly made a simple BP teeshirt and offered it in a way that doesn't cost BiggerPockets any money or time in printing, shipping, labeling, and distributing.This is just for fun, and a tiny tiny side project to allow people that love BiggerPockets a way to get a teeshirt.I am happy to take user suggestions, and if there is widespread approval, to offer those shirts as well.  

I guarantee you, if you don't run a tight ship by abiding by all contractual obligations, on BOTH side (you included) you will fail in this business.

I have found an area with extremely inexpensive plots of land in a nice neighborhood and would like to drop-ship modulars on some of these properties.

I had my eye on this house for years and inquired many times from the town about owner ship of which they said they had no clue... well it turned out the town had owner ship and put it up for auction for tax liens.

I had convinced my partner to "burn the ship" and put the last of his 500k down on this property because we had some outs and it was a cash cow.
