I have two condo units that were declared abandoned by the estate of the owner.  

Like many are saying May June will be the telling months and if landlords just suffer one or two months of no pay this should not affect them at all. that's what reserves are for.. then get back to normal the issue will be 3 to 6 months no pay and not willing to move out those would be major issues for many Jay:Some of our units are local, others are an hour away.Schools have been closed since early March and a state of emergency was declared mid-month.  

Make certain you read thoroughly through your HOA declarations.  

The trustee executes the trust declaration, mortgage and is named on the deed as the grantee.

He declared bankruptcy about a year ago and the deal with the bank was to have the rental home rented or they would reposes it. 

In my state we even declare with the state our intent to "homestead" the property. 

You can be fully transparent and declare you are not the owner.

My guess is that they filed paperwork with the city and pay more taxes to declare the small room as a bedroom to add to resale value, but it's not really a bedroom since it doesn't have a wall separating it.

@Kevin Parsley,How long was it from the time the tenant departed to the time the PM declared the unit abandoned? 

@Andraise Scott - as @Jon Holdman mentioned, a judge will take the side of the "victim" and declare the arrangement to be a loan that was disguised to take advantage of the situation.
