The experience had turned negative before he even moved in, and would probably just get worst.It probably was not a "legal" reason to deny him, but I would have been more than willing to stand before a judge to defend myself.

The idea is to remain calm, address the judge politely ("your honor"), not speak until you are spoken to, NOT argue with the defendant (if your tenants even bother to show up; many don't), have a copy of your lease with you that outlines the parts they have violated, have evidence that you have provided them with the proper notice to vacate and state your side of the case quickly and clearly.Judges who handle these type of cases have heard all of this MANY times before.

If you are buying first mortgage lien then and it was recorded before city lien and other lien then there is a chance you can wipe it out in a foreclosure if you name both lien holders as a defendant

Service upon a subtenant may be made in the same manner: PROVIDED, That in cases where the tenant or unlawful occupant, shall be conducting a hotel, inn, lodging house, boarding house, or shall be renting rooms while still retaining control of the premises as a whole, that the guests, lodgers, boarders, or persons renting such rooms shall not be considered as subtenants within the meaning of this chapter, but all such persons may be served by affixing a copy of the notice to be served in two conspicuous places upon the premises unlawfully held; and such persons shall not be necessary parties defendant in an action to recover possession of said premises.
