@Charlie Fitzgerald, While many of us will agree the size of government is way out of control, the question you really have to ask yourself is whose fault is it; the Dems who want to give everything free to everyone possible to secure their votes for eternity or the Repubs who have the spines that are roughly equivalent to jellyfish.

The imputed interest rate rules prevent sellers of capital assets from increasing the selling price to reflect the equivalent of unstated interest on deferred payments which converts ordinary "interest" income into long-term capital gains.

@Adam Atchison-Lynde There is no law that I am aware of specifically regarding pet deposit amounts in the state, but I do know that your total move in money amount including first months rent and deposits cannot exceed the equivalent of 3 total months rent if your tenants are younger than 62.

My thinking is that as long as I don’t lose more than $24k on the condo (equivalent of 1 year of rent), then maybe it would still be worth buying rather than renting.

The quote would be lets say $30K, and instead of paying cash I enter and share some of the risk with the investor and say I'll take 10% equity on a potential, for example, $300K ARV which is the equivalent of the $30K quote.
