I was so disappointed and is it too late to change agent?

I registered with two of them already but was disappointed when the only investments available to non-accredited investors were REITs.

If the deal can't pay your expenses and you think it's the best you can do, then you and your agent should share in the disappointment (in the proportions you agreed upon).The only difference between your financial obligations like property taxes and your contractual obligation to your realtor, is that you are in a position of power relative to the agent and not the county that collects your taxes. 

The few things I've bought have been pretty disappointing... honestly, most of the valuable things I've come across have been entirely FREE!

@Jerryll Noorden I have been mailing to absentee owners and while I am not disappointed in the response rate (1.25%) what I am getting are not motivated.

Well I invest in real estate and I was hoping you were selling because your property is in an area I want to invest in, so it's a disappointment but that's the way it goes I guess the guy had a little fun giving me a bum steer, sorry to have disturbed you this evening, please accept my apologies, Oh, by the way you don't know of anyone around you that maybe mentioned selling in the future do you? 

I paid someone $5 to design a logo for me even though I have a lot of graphic design experience, and I was very disappointed.

If you don't know those questions or the lingo you will probably be very disappointed with your results.  

You would be very disappointed in the quality.
