I'm currently working with Sean Terry- he has many programs- the one I am using is Remote Millions.

I am using conventional financing to purchase a rental property and when I called Bank of America asking if there was a minimum (75k, 50k, 40k, etc.) the mortgage agent told me there was no minimum as long as I put 25% down. 

imagine paying for something twice because the first one didnt do it right, if you call him, believe me, he won't show up again. having multi trades is like composing a music, everything needs to work together, if not, the painting guy will blame the baseboard guy that he screwed up his work and you need to pay for touch ups. 

I am using a HML on a flip right now and its been great. there are plenty of good ones on here and some bad ones im sure.

THUS, I do not know the inner details of their package and how AMAZING it probably has to be (as it cost 50K), so I can only speak from that limited, yet very amusing exposure I had.

Since doing this, my no-shows have dropped off noticeably.I used to do the phone, but ceased for reasons twofold: (1) many phone calls were from people that did not pre-screen themselves by reading my ad, and it was a waste of my time, and (2) many people prefer to email/text, so I am using the medium they prefer.Good luck!

I guess what I m trying to say is beaches, or near beaches, amusement parks and I really like colleges / universities because you can get the student's parents to be on the lease but I'm mty humble opinion these are all great places to investigate for rental opportunities.
