I used the advantage of no overheard to make a pretty darn good profit, I designed some of my own parts and signed up dealers around the world that sold them. 

The dealers had gone but are not back and in front of the building again.

Thats the plan to keep the trailer people coming back to a dealer for service unless you can do that yourself.

I am not from the area but I highly recommend to settup IFTTT for mobile homes for sale on craiglist ifttt.comAlso, you should contact the dealers in the area.

Lonnie dealers evaporated and I bet some lost a bunch as the parks made it impossible to rent yet the lonnie dealer was on the hook for lot rent.  

@Natalie Kolodij It was hard for me to follow what you were saying, but your exemption may not apply to those deemed to be "dealers", I'd suggest you do more research specifically to your state exemptions.

I have a business degree and I have sold cars, manufactured homes, card dealer, business owner.... guess what, I got a business degree and played 4 years of college baseball, best years of my life, enjoy being young and finish what you started.

Some parks are more lenient than others.If you are looking into investing in new manufactured homes, contact local dealers.

In my humble opinion, this property gets the dealer tax treatment, not capital gains tax treatment, and the rental income is ordinary income incidental to ownership.Just how I see it.
