I do not recommend Wayfair or Amazon for furniture, if you want sturdy ones that last. 

For short term rentals, you factor in the usual expenses, plus to have a short term prop mgr it runs around 18%, plus the cost of utilities, wi-fi, all the furniture, toiletries, as well as hotel/sales tax (depending on laws in the area).

Messy management, cleaning crew horror stories, 'what-was-I-thinking' decor choices, and furniture fails can all lead to an unpleasant nosedive.But hey, don't sweat it.

Rent the furniture?

I use an interior designer to do the furniture and decorations to add a little uniqueness to each place. 

For furniture I would go with a local furniture company with delivery and set up included.

I'm at the point where I really need (or maybe want is a better term, since technically these things still function) to make some larger improvements - I want to remove the remaining carpet in the home for all LVT, finish out the modern touches I've put in like modern light fixtures, furniture, high dollar ceiling fans, etc, replace the countertops with a nice quartz, etc.

It scratches super easily if you're not careful with furniture and appliances.

Start scouring FB marketplace, Craigslist, garage sales or even furniture clearance sales to pick up furniture for cheap if you are looking to start for less than $10k.  

I know the appraisal typically comes after renters are in the property; however, the renter may or may not have the most optimal furniture.
