Dimensional lumber has doubled and sheet goods, plywood and OSB have in some cases tripled in price.

I always buy more on my jobs, say I need 10 pcs of lumber, I buy 11/12.

I have some low-income properties with excellent cash-flow that would be very difficult to unload right now and may prove to be the same in ten years.

They were either stagnant on Ships waiting to be unloaded or being used for Storage back in China, where most of them come from. 

These over-inflated purchase prices are going to start to normalize and some of those who have overpaid, might be in a position to unload at a discount if business starts to decline.

A lot of new investor's buy in bad areas, then as they grow and learn, have trouble unloading those properties in favor of better ones.
