I am currently studying the subject of sales and negotiations in more depth.When negotiating and selling with motivated sellers, I tend to run into sticking points with the sellers, and would like your input on how you would tackle some of these as I'm sure there is someone out there thats already mastered these areas of negotiating and sales.Situation 1- The buyer having a retail number in there mind even though the house is outdated, and trying to sell the value of the all cash number.For example a lead that just came in today called looking to sell his house because his long term tenants of 9yrs are moving out because one of the tenants had a stroke.

But even that would depend on what they wanted to move in, and what kind of work we had planned for that time.Sort of the opposite of what you're asking...we have made arrangements with tenants leaving- they wanted some flexibility in the move-out date because they were buying a house, and had unforseen delays in their closing date (last June).

I don't know if you've had the opportunity to look at any of the inventory in this area but most is old, worn, and outdated.  

Hey @Marcus Jackson I recommend Not using yellow letters they are outdated and overused.

It is a1960s house in good shape and livable but cosmetically very outdated with wood paneling, green tile in the bathrooms and old tile and laminate in the kitchen.

People keep complaining about info being outdated.

Just did a TOTAL GUT renovation on 1 of the units they were super outdated.
