Kurt makes an excellent point . . . the market is very dynamic currently with interest rates and inflation rocking the buyer's boat. 

If one doesn't have dynamic needs, then just focus on that specialty. 

I don't know enough about the dynamics of this particular story, but I would love to see some stories of landlords doing positive things.

I don’t necessarily think STRs are a shortcut, despite being a fan of them.We bought in late 2022 (we weren’t naive to the market dynamics/timing, we simply finally had the down payment at that time and it serves as our vacation home as well).We put 10% down and probably cash flow $500/mo, but hard to fully say as we are just now entering busy season.

But, this assumption is not necessarily prognosticated upon any dynamics - just static $$ assumptions.

I imagine that changes the living dynamics for the tenants. 

Therefore, the dynamics will be much different.

Can anyone provide some insight into how to prepare a presentation to investors, how to approach it once you've found a property and some of the intricate details they are looking for?  

All of these dynamics are dictated by the marketplace.On the other hand, there are also some general guidelines.

It's even harder for a contractor to compete than a realtor because of the apples to oranges dynamic.
