Do you know if I am able to serve a 3 day notice to pay or quit even in this current climate?

In my market, I can add a quality, used set for under $400 and increase rent $50 - $75 per month.I'm in a cooler climate so a garage adds value, particularly if it's attached.Storage space.

I wouldn't expect top dollar given our current economic climate.

Also, for climates like mine, where the main issue is cooling, would it make more sense to focus on attic foil/radiant barrier rather than, or in addition to, insulation? 

Carpets have their "warmth" appeal and feel which is particularly desired in colder climates.

Mold is very common in our area and 90% of the time there are small traces somewhere in the home due to the damp climate in our area. 

However given the current virus climate you should have cash or access to cash so you can use it as needed for reserves and rainy days.

My small management company currently has a few dozen units under control and even with this small sample size we are seeing the direct affects of local Philadelphia climate which through City Council and local news outlets seems to be begging tenants not to pay rent.

Typically the less affordable markets have appreciated more because they have multiple of the following: population growth, diversified economies, nice climate, housing constrained, rising incomes, large variety of entertainment opportunities, housing shortage, high paying jobs. 

I tend to believe in the climate scientists, who say that as the world's temp. gains 1 degree celcius, which say isn't too far off, in years; then they say that most of California will turn into a desert, without adequate water.
