Small commercial building right on the border of putnam/dutchess counties, single family in putnam county, and two buildings in Poughkeepsie currently in contract, fingers crossed.  

However, the gangs that used to dominate “la frontera” (the border) have weakened considerably.

But closer to the Euclid border is hardly daring.

I live right on the border and would be fine getting a license from either state simply to have full access to the MLS and look at homes listed without always going through an agent.

Even if you acquire more properties here at home, most of the advice carries across the border ... regulations, financing and, of course, taxes are different here.

This was in Mishawaka, Indiana - right on the Indiana/Michigan border so could be a similar situation to yours.

I think one of us having our license would help with finding more timely deals/contracts and we are also in a metro area that borders 2 states so the potential would be getting licensed in both states and getting a broker's license after the 2-year waiting period to avoid brokerage fees.
