The art of buying foreclosures and auction properties is one that I've often been warned to stay away from, yet it always intrigued me.

Estimating how much rent I might expect to get based on the number of bedrooms, bathrooms, square footage, area and finishes seems to be an art form.

I personally don't think it's worth paying mid 4-5 figures for someone to pick out couches, wall art etc.

It's an art form to get a price the seller who is motivated can live with and a buyer is happy with at the same time.

Not a major issue, per se, but a convenience.I think what you will ultimately find though is that no matter the calculator/model you are using, the art comes in the actually assumptions you are making.
