I bought my first place at 22/23 and the number of people who literally came out of the woodwork to tell me landlord horror stories, or that I was crazy to get into this, was too fricken high. 3 years later, I quit my job, started a new business and still watch them post on facebook about hating the job they're clocking into every day for 8 hours.Meanwhile, I love what I do, and I am darn good at it! 

Plan to down size anyways, (except that I like woodworking and having a place to work on my truck). 

All the depository accounts with six figures in them gathering cobwebs are coming out of the woodwork; I have no idea how much longer that "six figure depository account gathering cobwebs" runway can/will stretch. 

No pet polices are not followed and a dog as chewed on some nice 100 year old vintage woodwork.

We have a 1911 triplex that has most of the original woodwork.

This assumes you are doing the blinds, flooring, washing all the woodworks, etc. the second opinion came from a friend of mine who cleaned professionally for about 10 years.

I've also just started reading "The Book on Flipping Houses" which is a bit longer and more extensive but seems great thus far and I would highly suggest it, it's also part of the BiggerPockets bookstore.I'm in Columbus, OH and I'm sure all of the other people from Columbus will come out of the woodwork on this one since Central Ohio is extremely hot right now.
