I would focus on determining level of violent crime; murder, rape, aggravated assault, carjacking, Auto theft and the like.

Will you accept some one with a non violent criminal history.

Like Patton said, "a good plan violently executed now is far better than a perfect plan executed next week."

This property is not in that area and looking through the police reports shows little to no crime in the neighborhood and no violent crimes.

Yeah Portland used to be that quaint as well .. that was until BLM starter their rallies and then Antifia high jacked them and made them very violent with huge amount of violence and window smashing.. what was walkable downtown is half boarded and when the nice people left the homeless replaced them.. its a sad situation.. so at least your fine city did not get screwed up like Portland and Seattle.. in this area rent control and other new rules that were passed by the ultra liberal have landlords rethinking the whole concept.  

The numbers are certainly attractive but from my perspective and my own opinion about the city between high rents, everything being overpriced, taxes being very high, homeless issues, drug issues, the rise in violent crimes and the overall filth of the city, it is not worth the bet.

Our city has laws against discriminating against non-violent felons.

I would 100% absolutely NOT rent to these people, unless they can prove that the charges were falsely brought about (i.e. true slander).The fact that the crimes relate to aggressive and violent behavior is what's most concerning.

Our tenant is filing police reports and saying they intend to terminate the lease as soon as they identify a suspect from video.The Stalking law in Texas provides for violent assaults, sexual assaults and property destruction.
