I've been looking in Rosedale Park/Grandmont #1, Bagley, and East English Village.

The village the house is located in requires an occupancy inspection prior to sale, when the inspector viewed the property, they issued a non-occupancy permit for me to sell the property, but they also want me or the next buyer to pay for 3 permits and fines for work not done without a permit totaling 1k.Several investors talked with the village inspector and they reportedly will work with the next owner to resolve the permit issues without forcing them to tear out the existing work.

It is on the main road coming through a nice village.

Hi all, I ran some numbers on a $350,000 4 BDR / 2BR house in the center of Charles Village. 

It is surrounded by the wealthiest towns/villages in the county, but has not seen that type of appreciation....it may never.

If any of below is screwed, the whole deal could fall apart or will not be as profitable as projected.You have to be good (or have team members who are good) at:Finding dealsAnalyzing the numbersNegotiating the dealRaising capitalInvestor relationsConstruction estimateConstruction managementPermit processRelationship with the city/town/village you're doing the developmentExit strategy definition and implementationSales and/or LeasingProperty management (if needed)I wouldn't start out as a developer.

There are a lot of multi family properties in Charles village but they will fairly expensive and probably cash flow poorly by my standards.

Then I would go directly to the Village or Municipality where the property resides.
