I want to verify when calculating DTI, lenders will only look at the monthly principle and interest payments for each of the 5 mortgages and ignore the escrow portion (for taxes and insurance).

Similarly multiplexes with ADU are by rule not financable with F/F loans, but if the appraiser does not verify the permits and how the units were added (i.e. as ADUs) they obtain their financing the same as if all units were not ADUs.

Minimum qualifications that I typically look for with tenants are a 600-620 credit score, need to be making at least 2.5-3x the monthly rent in combined income (verify their employment by making a call/googling), and I don't like to see any previous evictions/certain felonies for background check.
