If you lose your home, apartment and or vehicle move in with your parents no matter how old you are or how old they are.

I do believe there is merit in following simple best practices that have asset protection as a side benefit:  1) Taking out large mortgages on properties to minimize equity; 2) Having adequate liability insurance; 3) Contributing assets to retirement plans and other protected vehicles; 4) Dividing ownership of family assets between yourself, your spouse, and your children; and, especially, 5) Running an honest business and treating people fairly.  

The neighbor keeps threatening to move the privacy fence over several feet onto the driveway, which allows vehicle access to the parking area at the back of the house.

The problem is the sponsor/strategy selection, not investment vehicle.

Doing HML inside of a retirement vehicle is a great way to grow your funds tax deferred. 

Here in Texas law treats golf carts similarly to motor vehicles, so there are regulations to be aware of.

Dan, I've seen you attack ADUs as an investment vehicle here and on other posts, and I think you've maybe lost touch with what's happening with ADUs -- at least in Los Angeles.Just to share some boots-on-the-ground information with you:Appraisals are beginning to account for the real value of an ADU because ADUs are very attractive to traditional homebuyers.

. - If you are investing passively in a syndication with bonus depreciation, make sure to vet the sponsor and understand the investment vehicle before you invest.

Apparently most EV owners have an adapter for their vehicle that allows them to charge that way.
