You can put anything in an agreement so long as it's not illegal, but if it is unusual and say overly restrictive you could have trouble inforcing your demands, the judge might not care for it.

You could obviously get them cheaper at the big box stores, but my last two houses have had a couple unusually large windows so I would have had to special order them since the big box stores didn't stock anything as big as I needed.
