Based on this experience, my sense is that you need to make certain your contacts are aware of the fact that you are not in the business of low-balling unsuspecting or distracted or uninformed homeowners. 

But also could be that this area doesn’t attract many home buyers... which doesn’t bode well for when you want to sell... unless you too can find some unsuspecting out of state investor to sell to

I do note the lack of concern by many for the damage done to unsuspecting sellers. 

My company provides turnkey properties in Columbus Ohio and we've been approached by a seminar company in the past that wanted us to acquire low income properties to rehab and rent so they can mark up and sell to unsuspecting students.  

They are still doing that to unsuspected victims even though I was told that Marshall Reddick Real Estates is severing all business relations with Flex xxx and Jim Moody in January 2016.

Sadly, this isn't very common in a world in which there are too many people "snake oil salesmen" taking advantage of unsuspecting investors.Then, if you have the financing, you can give financing to your buyers.

The turnkey process can run the range from slapping some paint and cheap carpet into a poorly maintained building and dumping in on some poor unsuspecting rube to performing a high quality rehab, renting to a well qualified tenant and placing under professional property management prior to selling to an investor /client. 

They raised their offer and dropped the home inspection.That course of action seems a lot more like a strong agent doing his job than a used car salesman screwing unsuspecting buyers - and by the way, thanks for the slur.

Why did you not mention 1031 Exchange and only make a sales pitch to probably an unsuspecting Newbie?  

Frequent calls to unassigned numbers become a red flag and mirror a technique that bad actors use by dialing random numbers looking for unsuspecting consumersHope this helps!
