I think I'm going to cap my leveraged properties at 10. once I get too high, I know interest rates and terms get unfavorable so I'll start paying off a current one, leverage another, pay off one, etc.

The only time I've heard of rent control it was only in the unfavorable parts of town; an example being old military barracks off base, and when the base shut down, the old barracks were turned into  low income housing.

In any case, it's all negotiable.You could do one deal at unfavorable, but still profitable terms to show your funder how easy you will make it for him to make money with you.
