I'd love to feel bad for an owner getting screwed by unfavorable laws, but in this case I don't. 

However, I'm in ohio and heard wholesale in my state can get you into some unfavorable legal situations due to it being considered brokering without a license. 

But with the every increasing property taxes and unfavorable tenant-landlord regulatory environment, I would rather put my money somewhere else that generates a better return.

They cant do it with just increasing interest rates; they'll make it more unfavorable for investors to buy housing so that that inventory can be bought by owner-occupants.

I think I'm going to cap my leveraged properties at 10. once I get too high, I know interest rates and terms get unfavorable so I'll start paying off a current one, leverage another, pay off one, etc.

If you're interested I can tell you more about the online course that I took, it might have an unfavorable review online but I was able to pass my exam with no problems!

In my analysis of local (Bend, OR) and a couple out of state markets, it is, as suspected, very clear that my local markets rent to price ratio is unfavorable (think $350k house rents for $1600).

@Peter Kopchik  Unfortunately, once the lawsuit is filed, any measures to move assets are looked upon unfavorably by the courts. 

The only time I've heard of rent control it was only in the unfavorable parts of town; an example being old military barracks off base, and when the base shut down, the old barracks were turned into  low income housing.
