Yeah, @John Barrows, I hear ya.It brings up one of my questions again, though, that makes me uneasy.

I feel a bit uneasy on allowing someone with criminal history renting the unit though. 

After contacting some property inspectors, one of them mentioned to me that the permits/plans were not available for the renovations which made me a little uneasy, but then again this is my very very first investment property and I have little knowledge about how turn-key's work in regards to permitting...

Don't let this be the proverbial foot in the door for more things you'd be a bit more uneasy about. 

Brian I too feel as you do-that is: feeling uneasy in public while speaking, and also that it is time to go forward fulltime in real estate. 

I get a little nervous each time we go under contract on a new property but this one is really making me uneasy just because I need to figure out a whole new rental game. 

If the thought of only having $1M in limits makes you uneasy, you could buy a Personal Umbrella policy if the 4U will be titled under your personal name or a Commercial Umbrella if titled under an LLC.The cost for an Umbrella will run between $200-$400 for the first $1M.
