So - with something like that in place, I would tell you that a property manager is highly overrated (perhaps the better way of saying it is "over-paid") for the amount of work that is typically needed in a month.

Adding a 1/2 bath, new roof, central air or other typical improvements will increase the value of the property. 

Typically, this gets the subs moving at a much faster pace, as who doesn't want that Friday payday check!!!

How attorney fees typically work in these cases (e.g., hourly, contingency, flat fee)?

I am swamped right now with my rental renovations & furnishings I am finishing up plus I typically work late, so I haven't been able to make it much lately.

Typically, we set up entities in the state in which the property resides.
