The same is true if you would want to sell it at some point. 

The same is true with property management.

That is very true and good to think on.

It's understandable to think a paid off property will "make more $" but it's just not true.

If it’s going to be more than the one day loan we actually structure it the same as a regular hard money loan.if it’s a true double close, process is super simple.

Just because a technique for acquiring or earning money is popularized by gurus and practiced unethically by the gurus students does not mean that the technique itself is a scam, unethical, immoral, or that the participants aren’t honest.   

Good luck Not long ago you would do a true brrrr get all your money out and have a property with strong cashflow (low rates) for “free”. 

I am also in Cincinnati and I did speak with True Home Ohio (https://truehomeohio.com) and they seemed to be somewhat reasonable except I believe they take a flat fee of $105 per door so depending on how much rent is for that door it could be cheaper or more expensive but their other fees I thought were very reasonable.
