Would look at the transit systems going N/S/W and build and buy outside of town along the tracks.  

With lower commission fees, investors could increase their ROI on properties they intend to hold for shorter periods or those targeting travelers, temporary workers, or tenants in transition.

I have been looking to manage a sober living or transitional housing building for some time.

Currently running through numbers to see what makes sense in terms of rentals and mitigating occupancy risk in the transition from on to off season. 

@Brian Davis we have solar on most of our rentals and I worked in solar for many years before transitioning into RE.

Just be careful as you do not want to do anything that could look like mortgage fraud (fake master lease that just transitions over to you directly would be mortgage fraud and best to stay away from). 

If so maybe transition to something easier or if they really are high end and $1500+ rents live off that.

But it's not just that, many view it as a FT job. before you call BS I warn I was a volunteer transition coordinator, I actually lived in that world, I have sat at SS hearings, I have repeatedly watched the scheming and strategy of how to "get yours".....
