This would be a large residential development in a rural town with a great location.

There are a couple of things that I would think about here, the timeframe you want to work with this agent (can be 1 month or 2 months or a longer time), whether you could do it for a specific area/city/town, or you could do it for a couple of properties you see.

There are other recurring meetups in town with great communities, like Bobby's event at Crawdads which I believe is also monthly.

I've also considered just flying back to town and showing it myself as it would be roughly the same cost to do that versus a property management company, if not a less.

I find this screens out any guests that could have issues and lays the groundwork for a great stay.It also weeds out folks (in our case) that aren't understanding the distance to town and certain activities in our area.

Tons of growth coming all over town with new developments constantly, plus the weather is great 9 months out of the year!

For example: A small town has a large employer close down.

This influx of workers will naturally drive demand for housing, retail, and other services in the surrounding areas, especially in smaller towns and cities that haven't seen major growth in decades.

There are much more landlord friendly towns in New Jersey.
