I'm hoping to figure out how they do it, hopefully with some help along the way...Maybe I'll have my own secret sauce some day.The main reason I'm interested in OOS investing is that although I'll never be as good as the local guys, it will allow me to be flexible with where I choose to invest if I figure out how to do it. 

Also, everyone has their own 'secret sauce'.

I would NOT use spaghetti sauce as a flooring material.

I'm not trying to steal anyone's secret sauce here, just looking for a discussion of what the driving forces are, and can they be repeated elsewhere?

If you are working on tomato cans, you better have a healthy margin built in. 

As for finding deals, there is no secret sauce, you need to be always looking and focused while also maintaining the flexibility to spring when something wanders into your path.     

Six months from now you'll be book smart, cash poor, and still seeking the secret sauce to getting your first deal.
