While in my experience the places typically are well cared for and usually quite clean as people leave the challenge is having boots on the ground for consistent turnover...cleaning, re-stocking and items you provide like coffee, snacks, TP, etc.You should know in OOB you will get a very nice premium during the season but occupants will be people on a beach vacation...better off with a young family than a bunch of college kids.

@Elaine Hester yes, it is expensive to set up and operate an LLC in Californi  And even if you form an LLC out of state you will still likely be required to register your LLC in CA and pay the annual $800 tax.That being said, whether an LLC (or some other entity) is necessary for your situation is something only a qualified asset protection attorney can tell you.But in general, yes, a free-and-clear asset is a tasty target.Good luck.

She would stop, it would auto sit.She went to the bacon area and browsed, the dog calmly set next to her ignoring the tasty bacon easily within reach.Some veterans help group gave it to her--their logo was on it's vest.it behaved very well, and just leaned into her at all times walking or standing or sitting--always touching her leg.I had no doubt this dog was a legit ESA dog, and would never have questioned it.Plus you could tell from her overall composure--she needed it.It was just a medium sized friendly looking mutt, nothing special--and not a pit bull.
