The cash flow that you need to achieve should be based off the rest of your portfolio and your financial situation as a whole.

As the state capital, it boasts a strong government and military presence, supported by the nearby Air Force Base.

I would not advise to steer clear of this test based only on you having a job.

Rentals are tough based on the rents vs the purchase price of homes out there.

I see you are located in Royal Oak, that is the area we've actually been looking at as I'll be based in Warren at the Arsenal. 

Nightly rates and estimated revenue based on all the other units in the area?

I am still rather new in the investing world, but I know with enough base knowledge and liquid capital of course, I'd be willing to pursue it for sure. 

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

I normally pick and choose the events I go to based on what will be discussed.
