Being that it's a single family home already I would be suspicious if you could get any use other than residential here.

Looking for real life experiences using this app, I'm a bit suspicious of reviews and bots and curious in case my spider-senses are wrong. 

I'm sure you've heard the stories on the news of countless law abiding convince store owners that have had their bank accounts seized for the sole reason they were making deposits of cash that the government deemed "suspicious".  

If they are asking you for large amounts of upfront money or fees, be suspicious.

Now I was really suspicious.  

-place shows better-less likely to go stale and be viewed suspiciously due to too many days on market-less work orders are generated.this way-if it doesn't rent you know it's price related and not related to the current bed sheets etc.

Also ppl ignore mail and are suspicious of random calls especially if you (beginner) have no deal history, website, testimonials, credentials - it could be advantageous to show your face at someones door and a be personable human being not a salesmen when asking them to undervalue their property (never discuss price at first meeting) i.e smile, heres my card, I live next town over, nice dog, my mother’s name is also mary, etc. also why skip trace when you can just ask owner for their # for follow up. 

That site is filled to the brim with scam listings that often feature suspiciously low prices and inaccurate or incomplete information.To play it safe, I’d recommend you do the work yourself to find off-market properties.

While she's in the house she sends me pictures of anything suspicious.  

It is not legal to set your feet on private land and whoever gets suspicious will contact cops.
