Move on, keep your friends, never rent to family/friends again, and fix the lease agreement for the next one.For the upstairs/downstairs heat differential, that is often easily remedied by turning the central air fan on full time or if it has a circ option, use that.

OK this is quite simple.your purchase price is 391k seller pays the lien from their proceeds.. 203k gives you the 50k for rehab you move in..Are you not being represented by a competent RE broker.. this is really remedial real estate and not complicated at all.. and these things are handled daily as you would be surprised how many sellers have title that looks like a rap sheet LOL.

In my county there is one judge who asks to see the Pay or Quit notice served to the tenant (although, interestingly, in Georgia the statute simply says that a landlord must make a demand for owed rent from the tenant and if not immediately received, can then file for the dispossessory...our version of an eviction).We use a 3 day Pay or Quit notice so the time the tenant has to remedy the situation is short.Gail

For example if the report found a condition that would cost $400 to remedy and you asked for $10,000 then maybe they could argue you were using the inspection to back out for other reasons.I would tell the sellers agent, you will provide the report AFTER they return your money and agree in writing the contract is cancelled.
