I want to keep adding properties to my portfolio but didn't do a good job stock piling cash to prepare for down payments.I need about $60k as a down payment and am not sure where to begin.   

Start saving like it's scorched earth and take any new profits and add them to your stockpile.

Super frustrating as I'm stockpiling money but can't spend it. 

Lol if you were out where I am in Cleveland it'd actually be too much money as properties out here regularly sell for way less than $50k but I'd imagine you don't want to move so keep stock piling that cash until you've got enough cover the down payment on something.

I agree, the emergency fund and at least 6months of living expenses would be great to stockpile before going too far.

I feel like I just need to keep stockpiling my savings.

Those are tenants with stable jobs even with the coronavirus and recession.With that said, I also agree that it's a great time to stockpile cash.

Stockpile as much cash as possible and continue to network with people in the space.

I go to Lowe's weekly and check out clearance items and stock pile them for my next project.
